The "Before": A Trusted Local Firm with No Online Presence
Morland Real Estate Appraisals has been valuing homes and commercial properties across North Bay and Northeastern Ontario since the late 1980s. Banks, credit unions, lawyers, accountants and homeowners all relied on them. Their reputation was built the traditional way: one appraisal and one referral at a time.
What they didn't have was a website. No online presence, no way to be found in search, and no way for a new client to reach them outside of business hours.
For a firm with decades of local credibility, that meant work was going to whoever showed up first on Google.
The Main Pain Point: Being the Best Choice Doesn't Matter If No One Can Find You
Appraisal work is triggered by moments that start online. Someone refinancing, settling an estate, going through a separation or buying an investment property searches for an appraiser. A lawyer or accountant checks a firm's credentials before referring a client.
Morland had the experience, the Appraisal Institute of Canada credentials and the team. They needed:
- A professional home base that reflected the firm's standing
- Search visibility for residential and commercial appraisal terms in North Bay and the surrounding area
- A way to capture inquiries around the clock, not just when the phone was answered
- Room to grow into specialized services as the business expanded
Phase One: The Original Build
In 2020 we designed and launched Morland's first website. The goal was simple: turn an offline reputation into online inquiries.
From Invisible to Inquiries
Service Pages Built Around How People Search
Residential and commercial appraisals each got a dedicated page, written around the real reasons people need a valuation: refinancing, purchase financing, matrimonial settlements, estate planning, capital gains and debt proposals.
A Clear Path to Contact
Every service page carried an inquiry form and a click-to-call number, so a visitor could reach an appraiser from wherever they landed.
Trust Signals Front and Centre
The team page introduced each appraiser with their credentials and direct contact details, and the Appraisal Institute of Canada affiliation was featured throughout.
Expanding into Specialized Markets
As the business grew, we added pages for hunting and fishing lodge appraisals, golf course appraisals, and dedicated service-area pages for Sudbury and Warren. Each one targeted a specialized, high-value search that generic appraisal firms don't compete for.
The result: Morland went from invisible online to receiving inquiries directly through their website.
Phase Two: Why We Rebuilt on Astro and Vercel
The WordPress site did its job for years. But like most WordPress sites, it had grown plugin-heavy: a page builder and its Pro add-on, a forms plugin and an SEO plugin, all sitting on top of a stock theme. Every one of those plugins adds code to every page, needs regular updates, and is one more thing that can break or be exploited. And the WordPress login page gets hammered by bots around the clock.
We replaced it with static pages that carry only what each page needs. Measured on the home page:

For a firm whose website needs to be fast, reliable and low-maintenance, that difference is the whole point.
Why Astro
- Pages ship as plain HTML. Astro builds every page ahead of time, so there's no database to query and no server work when someone visits. Pages arrive ready to display.
- Almost no JavaScript. Astro sends zero JavaScript by default. The only script on the page is the mobile menu, plus analytics that load after the page is ready.
- Nothing to patch. No plugins, no admin panel, no database. The entire attack surface that WordPress sites deal with simply doesn't exist.
- Built to last. Every change is version-controlled, so any update can be reviewed, tracked and rolled back.
Why Vercel
- Global edge network. Pages are served from the location closest to each visitor.
- Built-in firewall. Vercel's platform protection blocked thousands of bot requests in the site's first day live, including scripts still probing for the old WordPress login.
- Preview before publish. Every change gets its own preview link before it goes live.
- Serverless contact form. Inquiries are handled by a lightweight function that emails the office directly, with spam protection and rate limiting built in.

A Migration That Kept Everything
Content Carried Over Word for Word
A redesign is not the time to lose what's already ranking. We audited every page of the original site and carried all of the copy across, including team details, service lists and service-area content.
Zero Lost Rankings: Every Old URL Redirected
Every WordPress address, including old service-area paths and legacy sitemap files, permanently redirects to its new page in a single hop. Google's existing index carries straight over.
Design, Images and a Safer Form
A Refreshed, Modern Design
A new black-and-gold visual system drawn from Morland's logo, with modern typography, clear hierarchy and a design that works as well on a phone as on a desktop.
Images Delivered at the Right Size
All imagery runs through Cloudinary, which serves each visitor the smallest file their screen needs, in the most efficient format their browser supports.
A Contact Form That Can't Be Abused
The inquiry form rejects submissions from outside the site, filters out bots, and limits how often any single visitor can submit. Real inquiries land straight in the office inbox.
Performance: Perfect Scores on Mobile
Speed was a goal from the start, not an afterthought. After launch we ran a dedicated performance pass: the fonts are served from the site itself, nothing blocks the page from drawing, each page's main image starts loading immediately, and analytics wait until the page is ready.
